This former attorney ditched her corporate job to start her own company, Titan Title, which has grown to five states in six years. Rick Guerrero sits down with Rodriguez to learn her success formula.

Success in real estate isn’t just about working hard — it’s about being intentional, taking action before you feel ready and surrounding yourself with the right people who push you to grow.
That’s exactly what Sara Rodriguez did. She started her career as an immigration attorney but saw a gap in the market when she realized many Spanish-speaking homebuyers didn’t understand the mortgage and closing process.
That realization led her to a career shift, and today, she owns a multistate title company, helping real estate agents, lenders and homebuyers navigate the real estate process with confidence.
Rodriguez joined me on Real Estate Rockstars with Rick to share her journey: how she went from employee to entrepreneur; the lessons she’s learned along the way; and why community, mindset and consistency were game-changers in her growth.
How NAHREP opened doors and transformed her career
You’re missing out if you’re in real estate and not part of a trade organization.
I first met Rodriguez nearly a decade ago through NAHREP (the National Association of Hispanic Real Estate Professionals). We were both in the early stages of our careers. Neither of us knew exactly what we were doing, but we knew we wanted to grow.
NAHREP wasn’t just about networking — it was about mentorship, collaboration and being in rooms with people who actually cared about seeing you win.
Rodriguez shared how being in those rooms surrounded by entrepreneurs, high achievers and visionaries made her think bigger.
With a stable job and paycheck, Rodriguez started asking herself how to build something bigger. How could she create generational wealth? That shift in mindset set the stage for her most significant career move — leaving her corporate job to launch her own business.
“A lot of people I met outside of NAHREP weren’t necessarily rooting for my success — not in a bad way, but they just didn’t have a reason to. But within NAHREP, I found a community of people who wanted to see me grow, and that changed everything.” – Rick Guerrero
The leap from employee to entrepreneur
Starting something new is terrifying. Rodriguez had all the usual fears — what if it didn’t work? What if she failed? What if she didn’t know what she was doing? But looking back, she wishes she had leaped sooner.
Rodriguez said, I was waiting to feel ready, but the truth is, you’re never really ready. You have to start.
The biggest lesson? You either pay with time or with money.
You can either take years figuring it all out on your own, or you can surround yourself with people who have already done it and cut the learning curve in half, Rodriguez said.
When she launched Titan Title, she quickly realized that success isn’t just about gaining business — it’s about building systems that support growth. Six years later, her company has expanded to five states — proof that taking action, creating systems and staying consistent works.
The formula for growth: Education, systems and consistency
Rodriguez has built her business by doing one thing really well — providing value through education. She doesn’t just run a title company — she helps agents and lenders grow their businesses through education, mastermind sessions and content that simplifies real estate for the average person.
She realized she didn’t just want to close deals — she wanted to be a resource who empowers Realtors, lenders and consumers through education.
Some of the ways she provides value include:
- Virtual masterminds: Open to real estate professionals nationwide, they cover lead generation, negotiation strategies and business systems.
- Social media content: This includes weekly Titan Title Tip Tuesdays and her YouTube series, “Sara Explains Real Estate.”
- Live training events: These events cover contracts, scripts, prospecting and wealth-building strategies.
But one thing she emphasizes? Consistency beats talent every time.
It’s not about being the best or the smartest — it’s about showing up every single day. That’s what makes the difference, Rodriguez said.
Key takeaways for real estate pros
Rodriguez’s story proves that success is about taking action, building the right systems and surrounding yourself with people who push you to level up.
If you’re looking to grow, here’s what you should focus on:
- Join a trade organization. Surround yourself with people who challenge and support you.
Build systems early. Success shouldn’t rely on how you feel that day — structure your business to run like a machine. - Prioritize education. The more you know, the more value you can provide clients and partners.
- Take action before you feel ready. The perfect moment will never come. Start now.
Rodriguez’s journey from attorney to business owner wasn’t easy, but she made it happen by betting on herself and taking the leap before she had it all figured out.
