McDonald’s and Starbucks Planned for Site of Longtime Hesperia Business Best Buy Auto Sales


HESPERIA, Calif. (VVNG.com) — A commercial development proposal to bring both a McDonald’s drive-thru and a Starbucks coffee shop to the southwest corner of Main Street and Seventh Avenue is in motion, according to city planning documents.

The project, submitted under Site Plan Review SPR24-00016 by applicant Vasanthi Okuma of Fountainhead Development, outlines the construction of a 3,684-square-foot McDonald’s and a 1,300-square-foot Starbucks, both featuring drive-thrus.

The combined 1.58-acre site falls within the Neighborhood Commercial zone under the Main Street and Freeway Corridor Specific Plan.

According to Kelly Brady, Public Relations Analyst for the City of Hesperia, “as part of the project, the applicant will be demolishing the two existing buildings and the existing canopy on the used car dealership.”

Mohammad Riaz, the current operator of Best Buy Auto Sales on the site, confirmed he has been leasing the property since selling it to Fountainhead Development in 2007 for $1.35 million.

“It’s been a lingering time now,” Riaz told VVNG. “I originally planned on retiring when I sold to them, but they offered me to lease from them and so I just stayed and never thought it would be this long.”

Riaz, who opened his auto business in 1989 after acquiring the original parcel in 1988, said he expects to vacate the location once Fountainhead gives him the agreed-upon 60-day notice.

“They have been great to deal with and I hope this project really works well for them,” he added. Riaz said he has already been operating out of a second location in Victorville near Palmdale Road and Borego Road since January 2024.

Fountainhead Development, based in Newport Beach, has previously completed multiple retail projects throughout the Victor Valley, including locations in Apple Valley, Barstow, and Hesperia.

The plans for the new development include 55 total parking spaces, with both parcels providing electric vehicle charging capabilities and accessible parking in compliance with state regulations.

Demolition of existing utilities and structures is included in the proposed design.

While the item was discussed during the June 4, 2025, Development Review Committee meeting, the City of Hesperia has not confirmed whether final approval has been granted.
